Man asks for rezoning so he can build office

A Hermitage man has asked that the city rezone property he owns between North Hermitage Road and Valley View Road.

The 1.3-acre parcel is in a single-family residential zone, and Igor Pyatetsky is asking to make it a residential/office zone.

A plot north of this land was rezoned highway commercial in 1999.

In his application, Pyatetsky, of 1795 Valley View Road, said he wants to build a professional office on the property. That would be permitted in a residential/office zone with approval of the Hermitage Zoning Hearing Board. It is not allowed in a single-family residential zone.

The land would have one neighboring residential-office zone, the Winslow Engineering property at Valley View and Lamor Road.

Marcia A. Hirschmann, the city's director of planning and development, told commissioners Thursday that the residential-office zone is a transitional zone between residential and commercial zones.

There is a home on the site now.

Commissioners will vote at Wednesday's meeting whether to introduce a rezoning ordinance, which would send the issue to Hermitage Planning Commission for review.
